Terms of Service

These terms cover the work Mike’s Handyman Service (“Mike’s,” “we”) performs for you (“client,” “you”) when you hire us for a job. Submitting a quote request on this site does not yet form a contract — a contract begins when you accept a written quote (verbally, by text, or by email) and we’re on-site or have started ordering materials on your behalf.
Estimates and pricing
- Written estimates are free. We do not charge for a visit to look at a job.
- The price in the written estimate is the price for the work it describes. We will not change it without telling you first.
- If we open up a wall, floor, or fixture and find a condition the estimate didn’t cover (rot, mold, broken plumbing behind drywall, etc.), we will stop, show you, and give you a revised written estimate before continuing.
Payment
- Jobs under $1,500: No deposit. Payment due on completion.
- Jobs $1,500 and up: 50% on start, 50% on completion, in writing on the quote.
- We accept cash, check, Zelle, Venmo, and any card (3% card surcharge to cover the processor — we don’t mark it up).
- Receipts and invoices are emailed within one business day of payment.
Warranty
We warranty our labor for 90 days on most general repair work and one year on bath and kitchen remodel work. If something we did fails inside the warranty period, call us and we will fix it at no charge. The warranty does not cover damage caused by misuse, third-party work, weather, or normal wear-and-tear, and does not cover materials covered by their own manufacturer warranty.
Scheduling and cancellation
- If you need to reschedule, give us at least 24 hours notice when possible. Same-day cancellations after we’re on the way may carry a $50 trip charge for the wasted slot.
- If we have to reschedule, you get the next available morning slot at no charge and a sincere apology.
- Quoted work that hasn’t started can be canceled by you at any time with no penalty. Materials we’ve already ordered specifically for your job are still owed.
Things we don’t do
- New construction (additions, new builds, foundations).
- Work inside an electrical panel, gas-line repair, structural roofing, or full HVAC. We’ll happily refer you to a licensed trade partner.
- Anything we don’t feel competent to do well. Honest answer up front is more valuable than a bad job.
Access and worksite
You agree to provide reasonable access to the work area, a working power outlet within reach, and a way to dispose of small amounts of jobsite waste (e.g., your own trash can or curbside pickup). We clean up after ourselves and protect adjacent surfaces (drop cloths, plastic, shoe covers) by default.
Liability
We carry $2,000,000 in general liability through Auto-Owners Insurance and are happy to provide a certificate of insurance before the first visit. Our total liability for any one job is limited to the amount you paid for that job. We are not responsible for indirect damages or losses caused by delays from third parties (suppliers, utility companies, weather).
Photos and reviews
We may take before/after photos of completed work for our portfolio and may post them on this site or on Google. We never include identifying interior details, addresses, or names. If you’d rather we not photograph your job, tell us before we start and we won’t.
Governing law
These terms are governed by the laws of the State of Indiana. Disputes will be handled first by direct conversation, then by mediation in Marion County, Indiana, before any other action.
