Leaky faucet, running toilet, dead disposal— we’ll fix it this week.
We don’t do new construction plumbing or anything that requires sweating copper at 2am. What we do is the repair-and-replace work that’s the difference between “the kitchen sink is broken” and “the kitchen sink is back to normal” — usually the same day.
What’s included
- Kitchen and bathroom faucet replacement (you supply or we pick up)
- Toilet repair: flappers, fill valves, wax rings, running-water fixes
- Full toilet replacement, including pulling and resetting the existing
- Garbage disposal install or swap, including the splash guard and wiring
- Supply-line replacement (the braided lines under your sink or behind your toilet)
- Hose-bib (outdoor faucet) replacement
- Water-heater swap (40–50 gallon residential, gas or electric, like-for-like)
- Sink, drain, and trap replacement
How we work
- Phone or visit diagnosticPhoto or short visit. Most fixes get a price over the phone the same day.
- Confirm the partIf you’re supplying the new fixture, we make sure it fits before we open boxes. If we’re supplying, we send a link before we buy.
- Water off, work onLocal shut-off valves first; whole-house only if the local one fails. Towels and a 5-gallon bucket already on-site.
- Install & testNew fixture mounted, all connections snug. Run water and check every joint with a paper towel before we call it done.
- 30-min watch & cleanupWe let it run for thirty minutes, watching for drips, before we pack up and leave the cabinet dry.
Typical pricing
What this work usually runs.
All prices include labor and standard small parts (gaskets, supply lines, plumber’s putty). Fixtures themselves are extra unless you supply.
Kitchen or bath, you supply the new fixture. Like-for-like swap with new supply lines.
Running toilet, weak flush, slow fill. Parts included. Wax-ring reseat at the higher end.
1/2 or 3/4 HP unit, you supply or we’ll pick one up at cost. Includes splash guard, dishwasher loop, and outlet test.
Bigger jobs (water-heater swap, multi-fixture refresh) are quoted in writing before we start. We’ll always tell you up front if a job is outside our scope.
Plumbing FAQ
The questions homeowners actually ask.
Do you do drain clogs?
Surface clogs (P-trap blockages, hair clogs, garbage-disposal jams) yes. Deep mainline clogs that need a sewer auger or hydro-jet, no — we’ll refer you to a drain specialist same-day.
What about a leaking pipe in the wall?
Slow leaks in accessible copper or PEX, yes. Mainline breaks, water-meter-side leaks, or anything that needs the city to shut off your water are out of scope. We’ll tell you the moment we see something we shouldn’t touch.
Can you replace my water heater?
Like-for-like residential swap (40 or 50 gallon, gas or electric), yes. Tankless conversion, gas-line resize, or new install — we partner with a licensed plumber for those.
Will my water be off the whole time?
Usually no — we shut off only the local supply valve under the sink or behind the toilet. The rest of the house keeps water. Water-heater jobs are the exception (hot side off for 2–4 hours).
What if you find something worse once you open it up?
We stop, show you, and re-quote in writing before any extra work. Common surprise: corroded shut-off valves that fail when you turn them. We’ll either replace the valve or coordinate with you and the city if the meter shut-off is needed.
Do you carry parts on the truck?
Yes — standard supply lines, gaskets, P-traps, flappers, fill valves, common faucet cartridges. We try not to leave for a parts run mid-job.
